In order to answer some of your questions regarding log houses and cabins, we have developed an Introduction in which we endeavor to answer many of the queries regarding the quality Log Houses and Chalets that our company offers.
The price of log houses are dependant on numerous factors, which include:
The size of building, overall length and width, which is calculated in metres.
Number and size of rooms, as all our buildings are 'Bespoke' made.
Log Size and profile chosen, there are many sizes and thickness of log with differing profiles to choose from.
Location, which is dependant on distance from port of entry.
Type and style of interior, e.g. all timber or timber and plasterboard or all plasterboard.
All log houses are supplied in 'Kit' form.
The log house kit consists of:
All the elements and materials needed to construct the log structure of the house.
It does not include materials for the infrastrucure, roofing tiles, brick/concrete base, electrical instalation, kitchens, drains, bathrooms, furniture, insulation material, timber or plasterboard for the interior walls, these are not provided for in the kit price.
Windows
The windows used in our log houses are very high quality, double-glazed windows manufactured from selected northern, slowly matured, close-grained and durable pine. Only the best quality AA class butt logs are used.
These are virtually knotless and sawed in the direction of the surface using laser sawing technology.
Using these methods, ensures the tree's beautiful grain patterns line up straight and the wooden furniture parts do not bend in humid conditions as with lesser quality makes.
We offer a large selection of outward and inward opening, along with rotating horizontally and vertically opening windows, also bay and sliding windows are available.
All window furniture is of the same high quality.
Doors
Interior Doors
An interior door is a prominent feature of a dwelling and interior design.
Individuality and a wide range of options are available in all our log houses.
These are the criteria on which Finland's largest selection of interior doors has been designed.
The range covers everything from practical yet stylish moulded panel to stately panel doors made of solid wood, as well as traditional flush doors.
In addition to white doors, we also offer knotty pine doors, as well as oak, beech, birch and knotless pine-veneered alternatives.
The range also includes various kinds of sound insulating, fire doors and sauna doors.
Our aim is to supply precisely the door the customer requires to satisfy any particular interior design preference.
Exterior Doors
Insulation
A 7-layer sandwich-structure whose wood fibre core made of environmental friendly natural materials ensures excellent sound and heat insulation.
Exterior solid doors without glass are also available as fire rated EI30-doors.
Glass openings
Doors with glass openings are supplied double-glazed in a choice of styles Each door model has its own standard glass. The alternatives are clear glass, Cotswold glass, sand blasted glass and antique glass.
Hinges
Our doors have Fiskars 110x36 KSS hinges with ball bearings. Hinges are adjustable in height and width. A patented technique based on ball bearings, which need no oil, ensures a smooth and easy operation of the door. The hinge type makes it also possible to install the door without difficulties. You need no longer to lift the door but to push it into position.
Lock & Striker
Abloy LC 100 lock case and adjustable striker LP700.
Threshold
Threshold is made of hardwood and aluminium. Between the frame and the aluminium there is a plastic wedge to prevent water from running into the lower edge of the frame.
Heat Insulation
U-value 1,0 W/m2K doors without glass opening
1,4 W/m2K doors with glass opening
Stairs
A fine selection of top quality straight or spiral stairs is also available.

Structure
Pressure impregnated veranda floorboards and supports.
Ventilation in the ridge if necessary.
Rain boards and triangular strips.
Roof boards onto which is affixed the felt and batons.
Evaluation screws that allow the length of pillars to be easily adjusted.
Slide rails to allow for settlement of the roof.
Any spring adjustable log fixing nails are driven into ready-drilled holes to avoid splitting.
Special linen insulation material is wound around the jointing groves to form a tight structure with the insulation fixed to the lower surface. All corners are insulated in the same way.
Tubular seal fixed in groves beside the linen insulations provides extra protection.
All our log houses meet and in many cases surpasses, the UK building regulations, being fully insulated and environmentally friendly.
The interior cavity walls, which are not included in the guide price, would be covered with the same profile timber as the outer walls, unless otherwise stated. All doors are provided complete with quality furniture. All double or triple glazed windows are also provided complete with quality furniture.
It is recommended that the main structure is treated after erection with the approved material, this is not included in the guide price.

If you wish we can provide the services of a professional log builder to supervise and assist the 3 to 4 semi skilled labourers you would be asked to provide to work with him to erect your dream home. A quotation for this service is available on request.

In addition to cost of the "Kit" you also have the to consider:
The cost of the base work. This can vary from area to area and the type of base you require.
Cost of the roofing and insulation material. It is suggested you contact your local builders merchant who will be able to give you prices and suggest where you can get an estimate from for the roofing.
Timber treatment. It is strongly advised that you only use the recommended materials for the job, as many standard preservatives uses on garden buildings are not suitable for use on log houses, as they seal the timber and stop it from breathing.

Kitchen, Bathroom, Shower and Toilet facilities.

Cost of a suitable building site.
Planning, Solicitors and other fees.

'Turn Key' project
We can offer you a 'Turn Key' project if you require.
This is achieved by working closely with your architect, who we will expect you to commission to overview the whole project from start to finish.
On his advice we will obtain quotes from a selection of builders, roofers, electricians, plumbers etc. allowing you to choose which you would like to do the appropriate jobs.
We will then issue the contracts to the approved businesses and inform your architect of your decisions, who will then oversee and inspect the work as it is carried out.
